Reuse, green leases and full-service offices ready for occupation have been the focus of the development of Wallenstam's property at Kaserntorget 6. A conscious investment that in a short time has resulted in four office lets for a total of 1,400 square meters and new tenants such as  Actea, Group M, MojoDoo and Plint

"Kaserntorget 6 has been a bit of a pilot for a holistic approach where we offer our customers a comprehensive solution, which is ready for occupation, featuring wireless connectivity, meeting technology, alarm and fire protection systems, digital keys and cleaning. Everything is in place when the contract is signed, a comprehensive solution for the customer with sustainability in focus, resulting in attractive office premises that last over time, says Marina Fritsche, Regional Director Gothenburg and Vice CEO of Wallenstam.

Kaserntorget 6 is planned to be certified according to the Environmental Building In-Use (Miljöbyggnad iDrift) certification system. In the development of the property, Wallenstam has strived to make use of the building's existing resources to contribute to increased circular material flows and reduced new manufacturing. This initiative has recently attracted tenants in areas such as management, development, digital modernization, media and communications as well as language and technology. The reuse in the property has included everything from preserving layouts to reusing, for example, doors, glass partitions, kitchenettes and roof tiles. Material that could not be used in the reconstruction has been passed on to Brattöns Återbruk.

"Since each premises is now optimized after the reconstruction, no major interventions and extensive renovations are required in connection with any relocations. This means that both contract and taking of possession periods can be shortened while the carbon footprint of the property is reduced," says Anders Forsling, Chief Account Manager, Commercial at Wallenstam in Gothenburg.

First in place in the newly renovated premises was Actea Consulting, which moved in during April.
"At Actea, we are delighted to have moved to our new, modern and purpose-built premises. To be able to work in an ultra-modern environment in the middle of Gothenburg's vibrant city life is a fantastic benefit, which is appreciated by all of our employees. We are looking forward to growing and developing even more in these inspiring surroundings," says Helen Palm, Business and Marketing Manager at Actea.

In addition to new large open office space in a functionalist building with high functionality, the tenants at Kaserntorget 6 have access to mobility solutions such as bicycle charging stations, a lovely terrace and a furnished smaller courtyard. Apart from new office tenants, space is also being created for biodiversity on the roof of the property by building part of it as a biotope roof and also providing space for climbing greenery, insect hotels, bird nesting boxes and bird baths. The architects in connection with the reconstruction have been Krook and Tjäder.
