Nancy, 7 January 2016
Wednesday, 6 January 2016: André Rossinot, Chairman of the Greater Nancy Urban Community, Laurent Hénart, Mayor of Nancy and Chairman of Solorem, Jean-Bernard Lévy, Chairman and CEO of EDF, and Jean Laurent, Chairman of the Board of Directors of Foncière des Régions, together lay the foundation stone for O'rigin, the first office building in the new Nancy Grand Cœur district.
Designed by Silvio d'Ascia Architecture, the O'rigin project will be built right in the middle of this thriving neighbourhood, a five-minute walk from the Nancy railway station. Located at the opening of the joint development zone, it is the first building for which construction has begun, marking the beginning of this new area designed for living, working and innovating. O'rigin has already secured EDF as its first tenant, thereby reflecting the area's appeal and the project's relevance to economic players. EDF will occupy close to 5,000 sq. m., i.e. 77% of the space. EDF has been a long-standing partner of Foncière des Régions for more than 10 years. It will rent this building under a firm 12-year lease.
To date, 1,359 sq. m. is still available to rent over the total surface area of 6,341 sq. m. Construction began at end-2015 and delivery is tentatively scheduled for mid-2017.
O'rigin, sleek and brilliant architecture with first-rate servicesThe project, designed by Silvio d'Ascia Architecture, both fits in with Nancy's architecture and complies with the master plan for the Nancy Grand Cœur's joint development zone, drawn up by the urban architect Jean-Marie Duthilleul. The O'rigin complex boasts four buildings of varying heights of 6 to 8 floors. Deck-top patios are accessible from the 6thand 7thfloors. The architecture aspires to be clean and simple. The reflecting pool at the foot of the building mirrors the prominent stone façade exterior.
"A true gateway to the "Quai Vert", the O'rigin project creates a new link between historical Nancy and the railway station district. The complex stands out with its four buildings of varying heights. The light limestone façade across all the buildings offers a 360-degree panorama. It's a contemporary structure that revisits Nancy's architecture and recounts the story of the city it is becoming," said the architect Silvio d'Ascia.
Right from the start, the future employees' growth potential and comfort were factored into the project. O'rigin will eventually be able to accommodate 550 people in its bright and adaptable working spaces. The building is ideally located, making it easy for its occupants to have quick and direct access to shops in the city centre. There are also many public transport services and the tram and bus lines are easily accessible: the SNCF railway station is located nearby, together with tram line 1 and bus lines 2, 3, 11, 12, 13 and 14. In addition, the building complex has an underground car park with 52 individual spaces and a storage facility for 115 bikes with locker rooms and showers.
Like the Nancy Grand Cœur Eco-neighbourhood, O'rigin strives to meet stringent environmental standards. In line with other projects developed by Foncière des Régions, O'rigin is working towards a dual NF HQETMcertification, "Excellent" rating, and BREEAM® certification, "Very Good" rating.
"With nine million passengers transiting through the TGV railway station per year, the Nancy Grand Cœur Eco-Neighbourhood is a leading hub attracting both residents and businesses. It has become a metropolitan area in the heart of the newly expanded region, firmly focused on Europe. In this perspective, O'rigin shows the growing influence of the Grand Nancy metro region," explained André Rossinot, Chairman of the Greater Nancy Urban Community.
"As the leading industrial investor in the Lorraine region of France, the EDF Group with its 2,000 employees has a strong foothold in the Nancy metropolitan area. EDF is also a long-standing partner of the Greater Nancy Urban Community and contributes in particular to the "Sustainable City" strategy, which it initiated. This new, environmentally friendly building will bring together about 270 Group employees. The heating will be supplied by the urban heating network of Greater Nancy, which demonstrates EDF's commitment to sustainable development," said Jean- Bernard Lévy, EDF Chairman and CEO.
"O'rigin perfectly illustrates the strategy of Foncière des Régions, the long-standing property developer/investor in leading cities and the benchmark for top consumers. O'rigin symbolizes our real estate goals as well as our vision for the offices of tomorrow, which must be able to combine well thought-out work spaces, environmental performance and close access to residential areas," emphasised Jean Laurent, Chairman of the Board of Directors of Foncière des Régions.
